The Tax Division for the City of Niles is open from 8:00 am
until 5:00 pm, Monday through Friday and is located at 333 N. Second
Street on the first floor of Niles City Hall. All property
taxes that are paid in person, must be paid at this location.
If mailing your taxes, please address them to: City of Niles, Tax
Dept. P.O. Box 217.
The Niles Tax Division is manned by Deputy
Treasurer Kally Hoelcher at ext. 1080. The tax division is
part of the Finance Department. The division handles
only taxes for properties within the city limits of Niles. As
you may know, there are two property tax bills generated each year.
Summer taxes are billed July 1st and due by September 15th.
Winter taxes are billed December 1st and due by February 15th.
Payments made after the 15th of the month in which they are due have
a 4% late fee added.
Both tax bills cover the calendar year -- January
through December. The summer tax covers City, Dial a Ride
(DART), State Education, Lake Michigan College, Intermediate Schools
and special assessments. The winter tax is for County,
Schools, Ambulance (SMCAS), District Library and may also include
special assessments.
Seniors Summer Deferments - Seniors who meet the
qualifications, can defer payment of summer taxes, without penalty,
until February 15th by filing the deferment form with the tax
division. To qualify seniors must own and occupy their home,
income must be under $25,000, they must be over 62 years of age and
either paraplegic, quadriplegic, eligible serviceperson, eligible
veteran, eligible widow or widower, blind or permanently disabled.
Seniors Winter Deferments - Seniors must file a 1040
Credit form with the State of Michigan and qualify for a refund.
A copy of the completed form must be brought to the tax office
before February 15th. After March 1st, taxes must be paid to
the Berrien County Treasurer in St. Joseph.
The tax division also collects all other revenues
for the City of Niles. Payments to the tax division can be by check
or cash. Credit and debit cards are also accepted online
or over the telephone at 877-390-7368. If you have
